Advance Disbursement
Facility
This facility is extended to customer who pays payment
due along with payment which is not due. We purchase all
the instalment which are not due at @12% p.a. interest
for the peroid they pay in advance. If a customer is booking
the flat in intial stage of construction, he has to pay
only 20% as a earnest money. However if he is paying 80
% which was due at different stage of constrution, we
calculate interest on various instalment that would fall
on various future dates. We calculate the interest for
this period for all instalments and then arrive at a fixed
value.
Consider an example of customer booking a flat in girija,
where he is booking a flat of 1000 sq.ft area at the rate
of rs.2700 per sq.ft. If he is paying entire money in
one stroke while booking, then he gets rs.250 as ADF discount
and his costing per sq.ft. Will be rs.2450 per so.ft.
So instead of rs. 2700000/- flat cost, the flat cost in
ADF will be rs. 2450000/-...a saving of rs. 250000/-!!!
